We’re glad you’re here. Please take the following steps to ensure a smooth move-in process and help establish a clear record of the property’s condition at the start of your tenancy.

  • Complete and return the Move-In Inspection Form within the required timeframe, noting any existing damage or maintenance concerns.
  • Thoroughly review the property and test appliances, plumbing fixtures, lights, and outlets to ensure everything is functioning properly.
  • Document the property’s condition by taking photos or videos of each room.
  • Confirm that all utilities have been transferred into your name and are active as of your move-in date, as required by your lease agreement.
  • Familiarize yourself with the location of breaker panels, water shut-offs, and smoke detectors.
  • Review the lease agreement, community rules, and maintenance procedures so you understand how to submit maintenance requests and who to contact for emergencies.
  • Where applicable, ensure you have received all keys, garage remotes, gate fobs, mailbox keys, and access codes, and report any missing items immediately.
  • Verify that smoke detectors and carbon monoxide detectors are present and functioning properly.

Moving Out? Thank you for your tenancy.

Please take the following steps to ensure a smooth move-out process and avoid unnecessary deductions from your security deposit.

  • Provide a minimum 30-day notice of intent to vacate the property.
  • Clean the property to move in conditions, including appliances, etc.
  • Address minor damages such as nail holes, scratches, or scuffs. Replace any burnt out lightbulbs and smoke detector batteries as needed.
  • Have carpets professionally cleaned if necessary, or if required by your lease agreement, and provide the receipt.
  • Pay all final utility bills and transfer or cancel services as appropriate.
  • Provide a forwarding address for the return of your security deposit and any future correspondence.
  • If desired, schedule a move-out inspection with the property manager to review the property’s condition.
  • Take photos of the cleaned property to document its condition upon move-out.
  • Empty and clean any storage spaces, garages, and outdoor areas, including patios or balconies.
